Pelican. Established single-family neighborhood off Chiquita and Cape Coral Parkway. A lot of systems here are on their second or third replacement — capacitors, aging blower motors, and drain-line backups top our repeat-visit list.

Sandoval. Gated builds in SW Cape with newer equipment, zoning boards, and communicating thermostats. Common calls are zoning faults, control-board diagnostics, and refrigerant top-offs on 8–12 year old systems.

Cape Harbour. Direct Gulf-access and canal-front homes see the worst salt-air corrosion in Cape Coral. We coat, clean, and replace condensers here weekly, and recommend aluminum coils when a full changeout comes due.

Burnt Store corridor. Long stretch of newer homes running north along Burnt Store Road toward the Charlotte County line. Package units and heat pumps are common; we stock parts for both on every truck.
