The phases

How do you handle HVACon a new construction build?

Pre-construction. We review plans, run a Manual J load calculation, and lay out supply and return ductwork. We flag conflicts with framing, electrical, and plumbing before the slab gets poured. Equipment is specified — make, model, SEER2 — and submitted for permit.

Rough-in. Ducts, line sets, drain lines, and thermostat wiring are run before drywall closes the walls. Inspections coordinated with your GC and the local building department.

Trim-out and startup. Indoor and outdoor units set, registers and grilles installed, system charged, started, and tested. We hand you a clean punch list and a homeowner walkthrough — not a stack of stickers and a phone number.

Cape Coral

New builds in Cape Coral come with a specific list of HVAC demands that don't show up the same way inland. Salt-laden air off the Caloosahatchee and the gulf accelerates coil and cabinet corrosion, so equipment selection and outdoor-unit placement matter from day one. Summer humidity routinely runs above 70%, which means the system has to be sized and staged to dehumidify — not just cool — or the finished home will feel clammy even at 74°F. Most Cape Coral homes are also block-and-slab construction with limited attic space, and that constrains where ductwork, air handlers, and returns can physically live.

Seasonal ownership adds another layer. A large share of Cape Coral homes sit vacant for months while the owner is up north, and the AC still has to hold humidity down or the drywall, cabinets, and hardwood will pay for it. We design new-construction systems with that reality in mind — right-sized equipment, communicating thermostats that can run a vacation-hold humidity setpoint, and drain-line safeguards that don't rely on someone being in the house to catch a float switch.

These are the four line items that separate a comfortable Southwest Florida new build from a callback list. Iceberg Aire handles all four in-house, coordinated with your trades and your inspection schedule.

HVAC design (Manual J / Manual D)

Every new build starts with a proper ACCA Manual J load calculation against the actual plan set — insulation values, window packages, orientation, infiltration, and Southwest Florida design conditions — followed by Manual D duct design to size supplies, returns, and trunk lines to the load. Rules of thumb by square footage undersize the dehumidification side and oversize the sensible side; we don't work that way.

Ductwork installation

Ductwork is fabricated and installed to the design, not to whatever's easiest to route around the trusses. Trunks and branches are sized for balanced airflow, joints are sealed, boots are supported, and returns are placed where they'll actually pull air — not stuck in a hallway soffit because there was room. Clean rough-in makes trim-out and startup uneventful.

Zoning systems

Multi-story homes, split floor plans, and Cape Coral pool-house additions almost always benefit from zoning. We install two- and three-zone systems with motorized dampers and zone controls that let the primary bedroom, main living, and guest wings hold their own setpoints without over-cooling the rest of the house. Zoning done right lowers runtime and evens out comfort; done wrong it whistles and short-cycles — we plan the duct static and bypass strategy before the first damper goes in.

Controls and smart thermostats

Communicating Ruud and Bryant systems, ecobee and Honeywell smart thermostats, humidity control, remote access for seasonal owners, and integration with the homeowner's smart-home platform when that's part of the spec. We set the schedules, humidity targets, and fan strategies at startup and walk the homeowner through them — not just leave a stack of manuals on the counter.
